Commercial Asphalt Contractor Serving Long Beach, CA from Lomita, CA
Two decades of working with asphalt
Posted on Yelp Chao G.Verified Bay Cities Paving completed a new parking project for a self-service laundromat in Wilmington. The quality of the parking work was very good and many of the road damages were repaired. Many customers praised the work after seeing it. We sincerely thank them for their work.Posted on Yelp Alex S.Verified We are an HOA in Dana Point, Ca. Recently, we had Bay Cities re-seal our streets. They did a great job. On time starting their work, polite workers and very approachable. They were not the lowest of our 6 bids, but the best value for money. If a company gives you a price that is much lower than the others, beware. There must be a reason for it. And read the fine print. When a company says, "to remove up to 2 inches of asphalt to fix cracks", it sound good. But, when you think about it, that could mean just an of an inch, which will allow a crack to reappear in 6 months. Our neighboring HOA did exactly that and are now regretting it. Thank you Alan of Bay Cities Paving. We are happy to share our experience with othersPosted on Yelp Lisa D.Verified Alan and his team are great to work with, and do excellent work. They are also fast and very responsive. I cannot say enough nice things about them. I have used them a couple of times over the years and will continue to do so. Very pleased! Thank you BCP!Posted on Yelp diana k.Verified Cannot say enough great things about Alan, Michelle and their team. The team resealed a 40 year old driveway for my mom. From the very first interaction to ask for a quote, the team was fast, responsive and professional. Their quote was by far the best value but also the most detailed as far as the competition. Michelle was so communicative on text, phone, and email. They sent over copies of their business license, workers comp, and a contract. I had full faith in them from the first conversation and they did not disappoint. Thank you!Posted on Yelp Sami A.Verified BCP repaved the parking lots of two of our commercial properties. When the work didn't quite turn out as we expected, Alan was extremely responsive and willing to redo a portion of it. He was fantastic to work with as he is flexible and was able to exceed our expectations. We will definitely be calling him again when the need arises!Posted on Yelp Ken G.Verified We hired Bay Cities Paving to regrade a difficult spot outside of a commercial property we own in Torrance. We've had flooding problems there for years, and another paver had failed to fix the problem before. Bay Cities did a great job and even with all the rain we've just had, no flooding! Water is now running off toward the drain, as it should. In addition to doing good work, Alan was responsive, attentive, prompt and courteous. Will be using them again for other projects, for sure.Posted on Yelp Adriana P.Verified Bay Cities Paving recoated our business's parking lot and patio along with a resurface. Alan and the team are professional, quick to respond and did a fabulous job. Friendly, communicative and great prices! We were given a proper quote with full details and all information pertaining to the company with terms and conditions along with references. They were able to schedule the work soon after and everything was done well and in the time quoted. I highly recommend using them as we surely will again here at Baur Films, Inc!Posted on Yelp Robin M.Verified So happy we went with Bay City Paving to do the driveway for our rental. An awesome job and a great guy! Alan is a great personality! So personable, we feel like we've known him forever! But what I really like is that he's so professional! The scope of work is detailed and also shows license, insurance, Etc. Very detailed information and I LOVE that when it comes to any construction job. Thanks Alan, we are both happy with finished driveway and sure our tenant will be also, when he returns from his Coast Guard duties. Go with Bay City Paving Inc. You'll be happy you did!!!!!Posted on Yelp Marlon W.Verified I must say...Bay City Paving is great! I must say I shopped around quite a bit. Alan is very informative. No pressure. Let alone came down to provide me with a free estimate in a timely matter. 1-2 days lead time, while others took over a week just to respond. We have an automotive repair shop that needed a new 2 post lift. Alan and his crew work quick with no time to spare. One day job. Got us in the following week. If not same week. Let alone are these guys great. I needed a bit more work. With no hesitation. The guys took care of me. No question asked. They went the extra mile without charging me a dime. Thanks again Alan and his crew. I am your customer for life!Posted on Yelp Barry H.Verified If I could give 6 stars, I would. My project was repair of some large cracks and heaving of a sloped driveway. I got 4 estimates. BCP was in the middle as to price. BCP's estimate however was the most complete and thorough document I've ever seen for this type of thing. The estimate went over exactly what was to be done, but also went into great detail about things that might be found during the job which would require an increased cost. Alan noted that when they got into the job, the old cement and rebar was much thicker than expected and required different equipment to remove. The job was completed the next day and the final cost was exactly the estimate cost. Job crew were wonderful and I would use them again for any work in the future. I give them my highest recommendation without reservation!

Commercial Asphalt Contractor Serving Long Beach, CA from Lomita, CA
Cracked pavement isn’t just an eyesore. For property managers and HOA boards running commercial sites in Long Beach, a deteriorating parking lot means real liability exposure, ADA compliance headaches, and a first impression that drives tenants away before they even walk in. Finding a licensed asphalt contractor who handles the whole scope under one contract shouldn’t be as difficult as it is.
Bay Cities Paving handles commercial paving near Lomita and throughout the Long Beach area with written scopes upfront, full documentation, and crews that actually show up on schedule. Check out our Google Business Profile and call (310) 834-9522 to get your free estimate.
What Property Owners in Long Beach Face Every Paving Season
Long Beach’s commercial property mix runs the gamut. Retail plazas. HOA developments. Private parking structures. Industrial yards with trucks rolling in and out all day. Pavement takes a constant beating, and the South Bay coastal climate adds a layer of wear that inland markets simply don’t deal with the same way.
Conditions That Accelerate Asphalt Damage in Long Beach
- Salt air off the coast combined with intense UV exposure breaks down surface asphalt faster than you’d see in drier, inland areas
- Winter rain events saturate subgrade material, causing slope failures and standing water across flat commercial lots
- Heavy commercial traffic along Artesia Boulevard and Pacific Coast Highway grinds down surface layers well ahead of schedule
- ADA enforcement across LA County commercial properties stays active, and non-compliant striping or signage puts property owners at real risk
Standing water after a rain event isn’t a minor nuisance. It softens the subgrade underneath and cuts years off your pavement’s useful life. Getting drainage slope right from the start is what breaks that cycle.
Asphalt Paving and Concrete Services for Long Beach Commercial Properties
Asphalt Paving and Parking Lot Construction
- Hot mix asphalt built to hold up under the heavy commercial and industrial traffic common in Long Beach
- Full parking lot construction from subgrade prep all the way through the finished surface layer
- Parking lot repairs including patching, resurfacing, and overlay work across Long Beach properties
Seal Coating and Striping
- Seal coating on the right cycle protects your asphalt investment against coastal UV and salt air that eats away at unprotected surfaces
- Striping handled in-house alongside the paving work, not subbed out to a separate crew showing up on a different day
- ADA-compliant signage and custom parking lot signage completed under the same contract
Concrete Flatwork, Curbs, and Gutters
- Concrete flatwork integrated directly with asphalt paving so the full surface gets covered without gaps
- Curbs and gutters installed or repaired to properly finish the lot perimeter
- Residential driveways and private community roads within HOA boundaries also fall within scope
